Upper Lands

Located within the Metro Vancouver metropolitan area, Upper Lands is a neighbourhood within West Vancouver, British Columbia.

Transportation

Cars are an excellent transportation option in this part of West Vancouver. Many real estate listings are a very short drive from the closest highway, such as Trans-Canada Highway, and it is especially convenient to park. However, this part of West Vancouver is not very transit friendly. Nevertheless, house owners have access to a few bus lines, and bus stops are ordinarily nearby. This neighbourhood is not very bicycling-friendly since there are a limited number of bike lanes, and bicycle riders encounter a considerable amount of slopes. Upper Lands is also not very well-suited for walking since running common errands is challenging.

Services

It is a short walk to reach primary schools from most houses for sale in Upper Lands. In contrast, parents and their schoolchildren may consider it very difficult to get to high schools as a pedestrian. With regards to food, in all cases, a car is required in Upper Lands to access the closest grocery store. Nevertheless, pharmacies are generally easy to reach on foot and sell some staple foods.

Character

There is a wide selection of green spaces in Upper Lands. There are about 20 parks nearby for residents to explore, which makes them very easy to get to. This part of the municipality can be rather noisy, since during rush hour, traffic can occasionally be bothersome.

Housing

In Upper Lands, about 40% of dwellings are single detached homes, but large apartment buildings and small apartment buildings are also present in the housing stock. About 40% of homes in this neighbourhood were built following the year 2000, while most of the remaining buildings were built in the 1960s and the 1980s. This part of the municipality is primarily composed of three bedroom and two bedroom homes. About 85% of the dwellings in the neighbourhood are occupied by homeowners and 15% are rented.
